River Forest Township Assessor Services can answer many questions about real estate and property tax bills. Property values are determined by the Cook County Assessor’s Office.

First Installment Tax Bill Due in 2025
The 2024 Tax Year First Installment due date will be Tuesday, March 4, 2025.
You can now view your first installment tax bill online. The First Installment bill is an estimate that amounts to 55% of the previous year’s total tax.
The First Installment bill is an estimate that amounts to 55% of the previous year’s total tax. Exemptions are only listed on the 2nd installment tax bill with an estimated due date of August 1st.
View and pay your First Installment bill online through the Cook County Treasurer’s website or download a pdf of your bill and take it to any Chase Bank location to pay in person.
Exemption Applications
Exemption applications for this year are not available now. They are expected to be mailed out by the Cook County Assessor's Office this Spring.
If you file for a Senior Freeze Exemption, you should receive a booklet in the mail. You will use your 2023 income information to complete the form.

Property Tax Deferral Program
The Senior Citizens Property Tax Deferral Program allows property owners aged 65 or older to "borrow" money from the state to cover their property taxes. This program operates as a loan with a simple annual interest rate of 3%, providing financial relief to eligible seniors.
The program allows deferring up to $7,500 annually in property taxes. If the bill is greater, the homeowner is responsible for paying the difference. Deferred taxes must be paid immediately upon the sale or transfer of the property, or within one year after the taxpayer’s death.
Applications for fiscal year 2024 will be available in January 2025 and must be submitted before March 1.
2025 Assessor Appeal Period
River Forest Township is Not open for appeals at this time. We have not been given a timetable as to when our Township will open.
We do not yet have the 2025 data from the Cook County Assessor to create an appeal packet for 2025 appeals.
You can sign up for our Constant Contact notification regarding the open appeal period below. When the Constant Contact notification that River Forest is open for appeals is sent to you, there will be a link in that notification in which you can request an appeal packet. Once we have received your appeal packet request, we will be able to create an appeal packet for you.

Tax Year Exemption Applications
Property Tax Cycle
The new year introduces the start of a new property tax cycle. We will continue to have appeal sessions with the Cook County Assessor and the Board of Review. Exemption applications will be processed, tax levies will be determined by taxing bodies and 2024 property tax bills calculated, sent and due all before the end of 2025.
Property Tax Exemptions
To verify which exemptions were received last year, homeowners can visit the Cook County Property Tax Portal at cookcountypropertyinfo.com, enter their PIN and look under the exemption tab.
For first-time applicants, the tax year exemption filing period will begin in the first quarter of the year. Homeowner are encouraged to file online. To learn more about property tax exemptions and eligibility, visit cookcountyassessor.com/exemptions.
Early Payment for 2025 First Installment Tax Bill
The Cook County Treasurer may make it available to pay one’s 2025’s first installment tax bill in December. If you choose to make your payment early, follow this link
